Co-Op Commission Agreement (GAR F258)
Georgia is the 24th largest state in the US! It's 298 miles long and 230 miles wide. Our real estate license enables us to legally represent clients in any part of the state; even if we aren't a member of the local MLS. While it could be argued that it's best to refer deals to agents who are members of the local MLS, sometimes there are exceptions. So, how do you protect your commission if you show property in an area where you aren't a member? Both parties need to sign GAR F258 Co-Op Commission Agreement prior to showing the property. The published commission that an agent shares via their member MLS does not apply to non-members. If you feel you've earned a commission, this form is very important.
SS 314 REPAIRS BY SELLER AFTER LOAN APPROVAL (EXTEND CLOSING DATE)
All parties acknowledge that Seller shall not be obligated to initiate any repairs to the Property prior to receipt by Seller of written loan approval from Buyer's lender. In the event said repairs cannot be completed before the closing date, Buyer or Seller, may, at its option, by notice to the other party, unilaterally extend this Agreement's closing date up to _____ calendar days from the closing date to allow for the completion of the repairs.
